Robert F. Harper, IV
Rob Harper has started, owned and operated numerous companies in several areas of real estate investment and development, and has, together with Brian Philpot, built Land South Group (“LSG”) into an industry leader. He started his first development company, Harper Properties, in 1991. Harper Properties developed many different types of housing projects throughout the 1990’s which included the acquisition and development of land, vertical construction, and disposition. Harper also accumulated over 100 rental properties as well as making/acquiring pools of mortgages on residential properties. Harper Properties sold its residential construction company and rental properties in the late 1990’s to focus more attention to residential and commercial development.
During the 1990s, Mr. Harper also acquired and/or developed a portfolio of commercial warehouse facilities predominantly located in Florida. Subsequent to redevelopment and managing the portfolio to full occupancy by the late 1990’s, Mr. Harper packaged and sold his commercial warehouse portfolio. During the late 1990’s Mr. Harper found he could arbitrage the real estate market by accumulating well located opportunistic assets in agriculture, HBU Lands, mixed use developments and DRI’s in Florida, South Carolina, Alabama, Mississippi, Tennessee, and Georgia. After partnering with Brian Philpot in 2002 with the formation of LSG, such acquisitions totaled more than two hundred thousand acres. All but a few key acres of agricultural assets were sold prior to the end of 2007 generating sales revenues in excess of $300 million and equity returns in excess of 200%.
Under the direction of Rob and Brian, LSG is expanding its equity investment platform with the acquisition of Econ, a full service engineering, design, development and management company, and the expansion of Bankers South. Mr. Harper was a principal in the start up of the successful Platinum Bank Florida in 1997, of which he is still an active board member. He is also a member of the CEO’s council of the Florida Baptist Children’s Homes. Mr. Harper played football at Middle Tennessee State University where he graduated with a Bachelors Degree in Business Administration. Mr. Harper currently resides in Lakeland Florida with his wife Regina and their three children.
